Hiring a Property Manger is not expensive, it's priceless!

Realtor & Property Manager

As a Property Manger and Vice President for the National Association of Residential Property Managers (NARPM), Palm Beach Chapter education and professionalism are a number one priority. A local property manager who can market your property, keep vendors in line, provide tenant screening services, lease preparation services and who is knowledgeable of local and national landlord tenant laws can prove to be your most valuable asset.

As a landlord, I understand the challanges and overwhelming responsibilities of owning investment property. Trying to balance lifestyle, career, family and investment property can be not only frustrating but costly as well.

Why do you need a professional Property Manager?

Professional Tenants:
A professional tenant knows how to take advantage of a landlord and can cost you money. They often seek out homeowners that do not live near the property and do not have a Management representation.

Good Tenants:
Good tenants on the other hand would the opposite. They will be hesitant to rent from a landlord that lives too far from the property assuming that the property will not be maintained properly. They will intentionally seek out properties that are professionally managed and will choose a managed property over a non-managed property.

Licensed/Insured Vendors:
All repairs and maintenance for investment property should always be done by licensed/insured vendors.  A professional Property Manager work with vendors on a daily basis who are honest and trust worthy. Many times vendors will also take advantage of absentee landlords making repairs that don't need to be done or over charging.

State & Local Laws:
State and County Laws often change. Failure to keep up with these changes can result in fines or legal action.

Background Checks:
A professional property manager has the capability and resources to perform the necessary background, credit, employment, rental and criminal checks. As well as the experience to identify

Leases:
All leases are not created equal. Your lease should be prepared by an attorney who specializes in property management in the state that the property is located.
NOT BY A REALTOR

Accounting:

As you may already know there are some tax advantages to owning investment property. A Property Manager will provide you with monthly and yearly summaries to make it easier to take advantage of your deductions.
